About the Platform

Blomset Properties is an open real estate marketplace that connects property buyers, renters, and shortlet guests directly with KYC-verified sellers — including private homeowners, landlords, property developers, realtors, and shortlet operators — across Nigeria.

Blomset Properties is not a real estate agency and does not act as a broker, agent, or party to any property transaction. We provide the platform, verification infrastructure, and communication tools. All transactions, agreements, and negotiations are conducted directly between buyers and sellers.

Eligibility & Age Restrictions

You must be at least 18 years old to use this Platform, create an account, or list a property. By using Blomset Properties, you confirm that you meet this age requirement. We do not assume legal responsibility for false statements about age.

If you are using the Platform on behalf of a company or organisation, you confirm that you are authorised to bind that entity to these Terms.

Accounts & Registration

When you create an account on Blomset Properties, you agree to:

• Provide accurate, complete, and up-to-date personal information at all times;
• Maintain the security and confidentiality of your login credentials;
• Be solely responsible for all activity that occurs under your account;
• Notify us immediately at support@blomsetproperties.com if you suspect unauthorised access to your account.

We reserve the right to suspend or permanently terminate any account that violates these Terms, engages in fraudulent activity, or is found to have provided false information during registration or KYC verification.

KYC Verification Policy

All sellers on Blomset Properties — including private homeowners, landlords, developers, realtors, and shortlet operators — are required to complete our Know Your Customer (KYC) identity verification process before publishing any listing. This involves submitting a valid government-issued ID and a selfie for manual review by our team.

KYC verification is mandatory and non-negotiable. Listings from unverified sellers will not be approved. By submitting KYC documents, you:

• Confirm that all submitted documents are genuine, valid, and belong to you;
• Consent to Blomset Properties storing and processing your identity documents for the purpose of verification, fraud prevention, and platform security;
• Understand that fraudulent, forged, or misrepresented KYC submissions will result in permanent account termination and may be reported to relevant authorities.

KYC data is encrypted, stored securely, and is never shared with buyers, third parties, or advertisers. See our Privacy Policy for full details.

Listing Rules & Seller Obligations

By listing a property on Blomset Properties, you confirm and warrant that:

• You are the legal owner of the property, or are authorised by the owner to list it;
• All listing information — including title, price, location, photos, descriptions, and documents — is accurate, truthful, and not misleading;
• You have the legal right to sell, rent, or shortlet the property as listed;
• The property is not subject to any undisclosed encumbrances, disputes, or legal proceedings that would prevent a valid transaction;
• Photos and images used in your listing are your own or you have the right to use them — stolen or misrepresented images are strictly prohibited;
• You will not list the same property simultaneously under multiple accounts or duplicate listings to gain unfair visibility.

Blomset Properties reserves the right to remove, edit, or reject any listing at our discretion, without notice, if it violates these Terms or our internal content standards.

Buyer Responsibilities

Blomset Properties facilitates connections between buyers and verified sellers. As a buyer or prospective tenant, you acknowledge that:

• While all sellers are KYC-verified, Blomset Properties does not guarantee the condition, ownership status, or legal title of any listed property;
• You are strongly advised to conduct independent due diligence before committing to any transaction — including physical inspection, document verification with a qualified lawyer, and title search at the relevant Land Registry;
• Blomset Properties is not a party to any transaction and accepts no liability for the outcome of deals made between buyers and sellers;
• You will not misuse contact information received through the platform to harass, spam, or defraud sellers;
• You will not make payments directly through the platform for property purchases — all financial arrangements are made directly between parties outside of Blomset Properties.

Subscription Plans, Billing & No-Refund Policy

Blomset Properties offers tiered subscription plans for sellers — Free Starter, Basic, and Pro. Subscription fees, features, and listing limits for each plan are displayed on our Pricing page and may be updated from time to time.

By subscribing to a paid plan, you agree that:

• Subscription fees are billed in advance on a monthly or annual basis;
• You authorise us to charge your selected payment method for the agreed amount;
• Subscriptions automatically renew unless cancelled before the next billing date;
• Refunds are not issued for unused days within a billing period after cancellation;
• We reserve the right to change subscription pricing with at least 14 days' notice to existing subscribers.

No-Refund Policy. All payments made for subscription plans, listing boosts, promotional campaigns (ads), and any other fee-based services on the Platform are final and non-refundable. Once a subscription period begins, a boost goes live, or a promotional campaign starts, no refunds, pro-rata credits, or chargebacks will be issued — regardless of whether you cancel your subscription, downgrade your plan, or stop using the Platform. This policy applies equally to seller-initiated cancellations and admin-initiated cancellations. Any affiliate commission that has already been credited to a referring affiliate's account in connection with your subscription payment will not be reversed or clawed back upon cancellation.

Prohibited Conduct

You agree not to use the Platform to:

• Post false, misleading, or fraudulent listings or seller profiles;
• Impersonate another person, seller, or organisation;
• List properties you do not own or are not authorised to list;
• Engage in double-selling — listing a property as available when it has already been sold, rented, or is under a binding agreement;
• Manipulate, scrape, or reverse-engineer any part of the Platform without written authorisation;
• Introduce malware, bots, or automated scripts that interfere with Platform operations;
• Use the Platform to collect user data for purposes not authorised by Blomset Properties;
• Harass, threaten, or intimidate other users;
• Violate any applicable Nigerian law or regulation.

Violations may result in immediate account suspension, permanent ban, removal of all listings, and referral to law enforcement authorities where appropriate.

Fraud Reporting & Zero Scam Policy

Blomset Properties operates a strict zero-scam policy. Our AI fraud detection system reviews every listing before it goes live. Despite this, if you encounter a suspicious listing or believe you have been defrauded:

• Report the listing immediately using the "Report this listing" button on the property detail page;
• Email our fraud team at fraud@blomsetproperties.com with full details and any evidence;
• File a report with the EFCC or your local police station if money has been lost.

All fraud reports are investigated within 24 hours. Confirmed fraudulent accounts are permanently banned and relevant documentation forwarded to Nigerian law enforcement. Blomset Properties is not liable for losses arising from transactions conducted outside the Platform or with parties who bypassed our verification systems.

Intellectual Property

All content on the Blomset Properties Platform — including but not limited to the platform name, logo, design system, written content, code, UI components, and documentation — is the exclusive property of Blomset Enterprises Limited and is protected under applicable Nigerian and international intellectual property laws.

You may not reproduce, distribute, modify, or create derivative works from any Platform content without our prior written consent. Property listings remain the intellectual property of the respective sellers; however, by publishing on Blomset Properties, sellers grant us a non-exclusive, royalty-free licence to display, promote, and distribute their listing content within the Platform and in associated marketing materials.

Third-Party Links & Services

The Platform may contain links to third-party websites, tools, or services — including mapping services, payment processors, and external resources. Blomset Properties does not own, control, or endorse any third-party content and is not responsible for the accuracy, legality, or practices of any external site.

Your use of any third-party service linked from our Platform is at your own risk and subject to that party's own terms and privacy policies.

Limitation of Liability

To the maximum extent permitted by applicable Nigerian law, Blomset Enterprises Limited — including its directors, officers, employees, and affiliates — shall not be liable for:

• Any direct, indirect, incidental, or consequential loss arising from your use of the Platform;
• Any property transaction, dispute, or financial loss between buyers and sellers conducted through or facilitated by the Platform;
• Any inaccuracies in listing content provided by sellers;
• Any unauthorised access to your account due to your failure to secure your credentials;
• Any downtime, interruption, or technical errors on the Platform.

Blomset Properties provides the Platform on an "as is" and "as available" basis without warranties of any kind, express or implied.

Indemnification

By using this Platform, you agree to indemnify, defend, and hold harmless Blomset Enterprises Limited and its directors, officers, employees, and affiliates from any claims, damages, losses, liabilities, and legal fees arising from:

• Your use of or inability to use the Platform;
• Your violation of these Terms;
• Any false, misleading, or fraudulent content you post on the Platform;
• Any dispute between you and another user of the Platform.

Privacy

Your use of Blomset Properties is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Platform, you consent to the collection, use, and processing of your personal data as described in our Privacy Policy.

Governing Law

These Terms of Use are governed by and construed in accordance with the laws of the Federal Republic of Nigeria. Any dispute arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the Nigerian courts.

Severability

If any provision of these Terms is found to be invalid, unlawful, or unenforceable under applicable law, that provision will be deemed removed from these Terms. All remaining provisions will continue in full force and effect and will not be affected by the removal of the invalid clause.

Affiliate Program Terms & Policy

Blomset Properties operates an optional Affiliate Program that allows individuals to earn commission by referring sellers — landlords, developers, realtors, and property owners — to the Platform. Participation in the Affiliate Program is governed by these Terms in addition to the specific rules below.

17.1 Eligibility
You must be at least 18 years old and hold a valid Blomset Properties account to join the Affiliate Program. Affiliate accounts are free to create and do not require a real estate licence or prior industry experience. Blomset Properties reserves the right to approve, decline, or revoke affiliate status at its discretion.

17.2 How Commission is Earned
Affiliates earn commission only on seller subscription payments — including the seller's first paid subscription and every subsequent renewal — made by a seller who registered through the affiliate's unique referral link. No commission is payable on buyer activity, browsing, inquiries, or free-plan sign-ups.

17.3 Commission Tiers
Commission rates are tiered based on the affiliate's number of currently active (subscribed) referred sellers, currently ranging from 20% to 30%. Current tier thresholds and rates are published on our Affiliate Program page and may be revised by Blomset Properties from time to time. Any rate change applies only to commissions earned after the change takes effect — your rate at the time a commission is earned is always honoured and will not be adjusted retroactively.

17.4 Payouts
Affiliates may request payout of accrued commission to a verified Nigerian bank account once their balance exceeds the minimum payout threshold published on the Affiliate Program page. Blomset Properties reserves the right to withhold or reverse commission associated with fraudulent, reversed, refunded, or charged-back seller payments.

17.5 Prohibited Affiliate Conduct
In addition to the general Prohibited Conduct rules in Section 08, affiliates must not:

• Refer their own seller account, or any account they own or control, to earn commission on themselves;
• Share referral links via spam, unsolicited bulk messaging, fake reviews, or misleading claims about Blomset Properties, its pricing, or its services;
• Use paid search advertising on Blomset Properties' own brand terms, or otherwise engage in conduct that misrepresents an official Blomset Properties channel;
• Create multiple affiliate accounts to circumvent commission tier thresholds or program rules.

Violation of these rules may result in forfeiture of unpaid commission, removal from the Affiliate Program, and — where applicable — termination of the affiliate's underlying Blomset Properties account under Section 03.

17.6 Marketing Materials
Affiliates may use marketing assets supplied by Blomset Properties or create their own promotional content, provided it is honest, not misleading, and does not misrepresent the Platform, its pricing, or its guarantees. All affiliate marketing remains subject to Section 10 (Intellectual Property) regarding use of the Blomset Properties name, logo, and brand assets.

17.7 Program Changes & Termination
Blomset Properties may modify, suspend, or terminate the Affiliate Program, or any affiliate's participation in it, at any time and at its sole discretion. Commission already earned and payable prior to such a change or termination will still be honoured, subject to the fraud-review provisions in Section 17.4.

17.8 Commission on Cancellations. Affiliate commissions are calculated and credited based on completed seller subscription payments. If a seller subsequently cancels their subscription — whether voluntarily or by admin action — any commission already credited to the referring affiliate's account remains with the affiliate and will not be reversed or clawed back, subject to the fraud-review provisions in Section 17.4. Because Blomset Properties does not refund subscription fees to sellers once the service period has commenced (see Section 07), affiliate commissions already disbursed are likewise final.

Community Terms of Participation

The Blomset Community is a public forum designed to help Nigerians discuss real estate, share advice, and report fraud. Access to read posts is open to everyone; however, to reply, vote, create posts, send messages, or earn points, you must hold a registered Blomset Properties account. Participation in the Community is governed by these Terms in addition to the rules below.

18.1 Eligibility & Account Requirements
You must be at least 18 years old and have a valid Blomset Properties account to participate actively in the Community. While guests may browse and read all public posts, any interaction beyond reading — including upvoting, commenting, posting, reporting, or direct messaging — requires you to be signed in. Sellers who wish to display a verified badge or rank title (e.g. Landlord, Estate Baron) on their Community profile must have completed KYC verification through the Seller Dashboard.

18.2 Acceptable Content & Conduct
By posting, commenting, or otherwise contributing to the Community, you agree that your content will:

• Be accurate and truthful to the best of your knowledge, especially when reporting scams or fraud;
• Not contain defamatory, libellous, threatening, harassing, hateful, or discriminatory language directed at any individual, group, or business;
• Not include private information about third parties (doxing) without their explicit consent;
• Not advertise external services, properties, or businesses outside of Blomset Properties' designated promotional channels;
• Not consist of spam, repetitive posts, automated submissions, or content designed to manipulate the points or ranking system;
• Not impersonate any other user, seller, agent, or Blomset staff member.

18.3 Scam Watch & Fraud Reporting
The Scam Watch category is a moderated space for reporting fraudulent agents, fake listings, and suspicious sellers. When submitting a fraud report:

• You must act in good faith and provide specific, verifiable details to support your claim;
• You must not submit false, malicious, or retaliatory reports designed to damage a competitor or individual's reputation;
• You understand that Blomset Properties will investigate all reports within 24 hours where possible, but we are not a law enforcement agency and cannot guarantee recovery of funds or legal outcomes;
• Confirmed fraudulent activity may be reported to the EFCC or relevant Nigerian authorities, and your report data (including your account details) may be shared with those authorities as required by law.

18.4 Content Ownership & Licence
You retain ownership of all original content you post in the Community. However, by publishing on Blomset Properties, you grant us a non-exclusive, royalty-free, worldwide, perpetual licence to display, reproduce, distribute, and promote your content within the Platform and in associated marketing materials. This licence survives the termination of your account for content that remains publicly visible.

18.5 Points, Ranks & Verified Status
The Community uses a points-based ranking system (Tenant, Agent, Landlord, Estate Baron) to recognise active and helpful contributors. Points are earned through posting, replying, receiving upvotes, and having your answers marked as solutions. Blomset Properties reserves the right to:

• Adjust, deduct, or reset points where fraudulent activity, vote manipulation, or abuse is detected;
• Remove or suspend rank titles without notice if they were obtained through prohibited means;
• Display your rank, KYC verification status, and seller role publicly alongside your posts and profile.

18.6 Moderation & Enforcement
Blomset Properties does not pre-approve Community posts. We reserve the right — at our sole discretion and without notice — to remove, edit, or hide any post, comment, or report that violates these Terms or our internal community standards. Repeated violations may result in:

• Temporary suspension of Community privileges;
• Permanent revocation of your Community access;
• Termination of your entire Blomset Properties account under Section 03;
• Legal action where content constitutes defamation, fraud, or a criminal offence under Nigerian law.

18.7 Third-Party Content & Liability
Community posts are user-generated and do not constitute professional legal, financial, or real estate advice from Blomset Properties. We do not endorse, verify, or guarantee the accuracy of any user-submitted content. You rely on Community advice at your own risk. Blomset Properties is not liable for any loss, damage, or dispute arising from content posted by other users, including but not limited to investment recommendations, agency fee advice, or property valuations.

18.8 Account Deletion & Content Retention
If you delete your Blomset Properties account, your Community posts and comments may remain visible but will be anonymised (displayed as "Deleted User") unless they are part of an active scam report, legal investigation, or ongoing discussion thread where removal would break conversational context. We retain the right to preserve content where required by law or for platform safety.

Changes to These Terms

Blomset Enterprises Limited reserves the right to update or amend these Terms of Use at any time. When we make material changes, we will:

• Update the effective date at the top of this page;
• Post a notice on the Platform; and/or
• Notify registered users via email.

Your continued use of the Platform after any changes constitutes your acceptance of the revised Terms. If you do not agree to the updated Terms, you must stop using the Platform.
