What's a fair agency fee percentage when buying in Lagos right now?

Been quoted anywhere from 5% to 10% by different agents for the same class of property. What's actually standard/fair in 2026 and where should I push back?

5% is standard for most agents on outright purchase, though some negotiate down to 3% on higher-value properties. 10% is on the high side unless there's unusual complexity.
